Content Inside: Warning regarding Investment Land for Sale! You will have noticed a lot of sites selling land for sale with potential to self-build on them. These sites are usually plotted, marked out and re-registered at the Land Registry into tenth and fifth of an acre plots. You will notice too how much cheaper this land is due to it not having acquired planning consent. Here are some pointers that if you are planning to self build ought to make you think seriously about how you are going to acquire an ideal site. 1). Towns and Villages are subject to local authority plans. These are often called Local Plans. These show via a map, usually called the Proposals Map, the extent of the area in which development is allowed, defined by the Settlement Boundary. 2). Land outside the Settlement Boundary is called Agricultural Land, Greenbelt Land, Greenfield Land and Accommodation Land. All this land is usually labelled by the press and the like as Greenbelt. 3). Contrary to popular belief Greenbelt Land is often actually built on! However, only after lengthy consultation to include it within the Settlement Boundary defined by the Local Plan. This will not happen overnight! Greenbelt Land for development is usually identified in approximately 5-year cycles for its development potential for inclusion in the ‘Settlement Boundary’. This is a specialist job best left to planning consultants and of course if a site remains unadopted for development another five years may lapse and then another. 4). Just submitting a planning application by a ‘Plot-Owners’ committee for housing on an ‘Investment Site’ and hoping for the best is very unlikely to succeed to the advantage of gaining planning consent and will most likely negatively effect future planning applications. 5).
